The next stages of a development application worth more than $10million to create 187 homes on subdivided land in Bermagui has been submitted to Bega Valley Council.

The DA, submitted by Mundarrah, outlines plans to further subdivide land that was originally part of the Bermagui Golf Club.
The club made an application to council to have the subject land rezoned as it was surplus to club requirements and in 2009 it was rezoned to "medium density residential".
In 2018, Mundarrah purchased the lot of 21.8ha from the golf club and named the estate Sapphire Cove. The site is situated on the corner of Nutleys Creek and Parbery Roads.
The company has already subdivided 18 residential lots fronting Parbery Avenue, approved in stage 1 of the development given the tick in March 2018.
Another 44 residential lots were approved in stage 2 in July 2020 and those works are now complete.
Most of those 62 lots have either been purchased or have contracts for purchase, or pending contracts under preparation.
The current application seeks to set the planning for the residue of the estate that is the remaining 18.4ha of the site, which will be stages 3 to 5 inclusive.
These stages will include an additional 115 residential lots, an urban park, a natural reserve and a lot for a sewage pump station.

The remainder of the land has not yet been developed for urban purposes and is occasionally grazed by beef cattle.
The land contains a mix of native and exotic grassland with some areas of native vegetation. A watercourse traverses the centre of the site.
The development application also includes new roadworks to be completed and a proposed cycleway.
Nutleys Creek Road is proposed to be upgraded to provide a 4.5m wide southbound lane and the lots will gain vehicular access from the street they front.
The development also outlines the council's Community Strategic Plan. The strategy predicts average dwelling demand for the Bermagui district of 34 dwellings per annum through to 2036.
It states that the Sapphire Cove estate would have the capacity to meet a little under half of that total demand with an estimation of around 400 extra people to the town population.
The housing would however mainly be for mid-income persons and independent retirees.
Submissions on the DA can be made to BVSC until September 30.
