Figures from the NSW Valuer General covering house, land and commercial property sales for the past financial year show Bega St was the most popular in the town when it came to property purchases.
From July 2018 to June 2019 six properties were sold on it and the 902.4metre square property of 22 Bega St pulled in the best selling price on the street with $480,000.
The street beat Auckland St, Carp St, Meringo St, Rawlinson St and Salway Cl which had five sales each and were the next most-prolific places for property sales.
"Bega St is popular because of Mumbulla School and the Bend development," LJ Hooker Bega principal Simon Owens said.
"It's that environment that gives Bega St a strong following, people are drawn to the school."
The most expensive sale made in the year was for Bega Valley Motors, which was comprised of four blocks - 121 Gipps St, 73 and 75 Upper St, as well as the Bega Centre Arcade - and sold for $7.5million last July.
Following that, the most expensive property was the Southtown Motor Inn which went for $850,000 last August.
On the other hand, the cheapest was $107,500 for a 758m2 vacant block at 19 Dandar Rd.
Another principal at LJ Hooker Bega, Gerry Tarlinton, said one problem with real estate in Bega has been the limited supply of land.
Also, he said increased fees and costs introduced mainly by Bega Valley Shire Council had turned developers away from potential sites in the area.
"Other shires have reduced fees for developers to make it more viable, while BVSC has increased fees," he said.
Mr Owens said recent subdivisions - such as Kerrisons Lane and Rawlinson St - had sold very well.
Over the last financial year, 116 properties were sold in Bega, which all up totalled $49,788,663 in sales.
The LJ Hooker principals believed there was not a huge number of people selling to leave the area and the number of new houses on blocks of vacant land showed more were moving in.
Mr Tarlinton estimated the average cost for a house in Bega was between $300-$400,000, while Mr Owens added "we don't have enough cheap prices".
House sales in the Bega Valley's villages have been strong lately, Mr Tarlinton said, which has resulted in a limited supply again, and while Bega has a consistently solid market the coast could be "very volatile".
"They can be high, then they can crash," he said.
"But the moment you come inland there's a much more steady market."
